There are various options for Home Buyers. Today, the banks approve loans within no time and the market is full of real estate agents and famous builders are offering good properties attending to all the desires of the customers. Nowadays, most couples decide upon taking up a home at an earlier age with a view to complete their home loans before they retire. However, when you decide upon buying a new house, there are numerous things that one should keep in mind.

There need to be lots of planning before you go hunting for a house. One has to keep savings and plan for the house so that the down payment is ready. Even if the option of loan is there, the banks ensure at least some part of contribution is from your end and this down payment is the amount that is looked upon for the release of the remaining amount. This may vary from 10% to 25% of the whole amount of the flat. So if the base amount is there, the loan sanctioning and the Equated monthly Installment (EMI) structure can be fixed by the Bank. To decide upon the budget of the flat, it is advisable to make your EMIs not more than 30% of your total income.

Apart from this, if one has the support of their parents or some other property etc, then one can manage accordingly depending on the situation. If necessary, one can also contact an expert in property matters and the legal ad visor.

While buying a new house, Firstly, the location of the house where it is situated is one major thing that has to be looked into. Depending on the requisites of the family like the work place, children's school, daily market needs and essentials, conveyance and transportation, development of the surrounding area and the prospects for the future for the location are some points that have to be considered.

Once the location is fixed, the next step is to find out the various builders who are offering properties in that area. It is dependent on the buyer's requirement of the house. Some may prefer independent houses, while some may like the apartment culture. Various builders have their own style of construction and depending on what cadre of people he is catering to, the house is built in that fashion to suit the needs of his customers. Like, an apartment may have varied dimensions and different structures. But the construction style may not vary much. Therefore, the customer should be clear as to what his requirements are and how he would like to go about keeping in mind the budget he can afford.

If it is an apartment, then one should see right from the beginning how the construction is going on. Apart from the specified floor plan that the builder promises to give, whether the same is being done or not. With slight variations, like the corridors, the lift and the parking area etc. are all part of the plan that needs to be seen in a broader perspective.

The next important step is the actual home you are going to stay into. The dimension of each room and the specifications has to be closely watched. If it is a 2 or a 3 Bedroom apartment then, What are their sizes and Where is the Kitchen placed, Whether there is a utility area for the kitchen or some other provision is made, Is there enough light and ventilation in each room, especially, in the living room are some things to be remembered. Whether there is an attached bathroom to the bedroom and if there is a common toilet and basin provided has to be checked. The builder usually ensures to maintain the normal vaastu norms, in order not to inconvenience the customers as well as the plans of the construction. Apart from this, some builders give a customized option for the interiors of a particular house. Some may require a prayer room or it may be a conversion of the living and dining room to a partitioned separate room. It may even be the widening of the bathroom or the extra space to be taken as a Balcony. These things may differ according to the desires of the customers.

The buyer must also decide upon which floor he would like to choose. It is conventionally taken that the top floor and the ground floor may be avoided for the inconvenience caused by the movement of people etc. This is purely the discretion of the buyer. Also one can notice that the corner flats are advantageous over the other flats in many ways. It may be either the built up area that is beneficial or the common wall that is shared with the neighboring flat.

On an overall view, the first thing that should strike the buyer is the liking of the house or the dream home he wishes to have, must be satisfied. Most people do the interiors once they come to possession but it is advisable that if there is an option to get it done along with the completion of the construction, it should be preferred. The wardrobes, the kitchen, furniture and fixtures, bathroom fittings etc. have to be furnished and when it comes to owning a house, lots of aspirations flow and so it is natural to exceed your budget limit.
